Introduction of Regulated Area (Mahoba)

Mahoba Nagar is an important town from historical and tourism point of view situated in Pathari Anchal of Hamirpur district. It was also once the capital of Chandel dynasty. This town is full of heritage and natural beauty.

In last few decades, this town has gone through irregular development which vanished the royal history of town. Heritage and religious place turned into ruins and lost their importance. The graph rate of economic growth of town has also gone down. Here Betel production plays an important role in economy growth of the town.

Due to lack of long-term organised development plan, all development that happened in town in last few decades is irregular. Ratio of population, demand and supply gone irrational. Current scenario and situation of town, is the result of past few decades. Integrated housing, mixed land use, encroachment on roads and crowds, lack of community facilities, spread of dirty settlements, unhealthy environment, un-planned plaque development etc. along the main roads are generated in past days.

For the betterment of town and for the proper guidance, a long-term development plan is needed. For this purpose, on request of Controlling Authority, Regulated Area, Mahoba and as per the directions of government, this Maha Yojna is prepared, which is implemented on the entire regulated area. This Maha Yojna was prepared with the view of projected population 75,000 as in 2001, so that supply of demands can be fulfilled. MahaYojna is prepared after the intensive research and study on past development and various problems of present. For the various land uses of Maha Yojna, specification of need of land has been done. Provision of housing, commerce, industry, community facilities, entertainment etc. is also done in Maha Yojna.

In Maha Yojna, it is also proposed that Mahoba should be developed with the tourism point of view. Tourism doesn’t mean entertainment; this is like any place where one can find his ancient culture and which can also make the economy base stronger.

With the centralization of economical proceedings and irregular growth of population, big towns faced the geographical problem of town. It became important for small and medium towns that a regularized development should be practised there and to remove the irregularities from the town. As per the central government related policies and organised development of small and medium towns, it will result to the growth of population among these towns. Under this policy by Central Government, Mahoba is one of the selected towns of state.

For the improvisation of Maha Yojna, grievances and suggestions are invited, after which Town and Country Planning Department, gone through an intensive study and presented it in front of Controlling Authority, through government for the hearing. Controlling Authority, Regulated Area, Mahoba conducted a detailed study and organised a meeting on 26.04.1986 in which Maha Yojna proposals are finalized for approval by the government and is forwarded for the same.

With the implementation of above Maha Yojna, future and overall structure of town Mahoba.
